Yes, we encourage our clients to attend the inspection so they can see firsthand any issues or concerns the inspector may uncover. This can also be a great opportunity to ask any questions you may have about the property.
We cover a serious amount of detail and depending on the size of the house or building, inspections can take anywhere from 2-4 hours. Don't worry!! You don't NEED to be there for the whole thing. Come towards the end of your time-slot for a thorough summary and Q&A session with your inspector.
A typical home inspection covers 10 major house systems, including: Condition of Immediate Grounds and & Surfaces; Roof, Attic, Insulation & Ventilation; Plumbing and Electrical Systems; Installed Appliances; Heating & Cooling Systems; Foundations, Slabs & Floors; Walls & Ceilings; Garage, Walls & Driveway, Walkways and attached structures. Let us know if you have additional detached buildings, a pool or spa or require any additional services, such as Radon or Water testing that you might want added to your inspection.
A detailed home inspection from a licensed inspector provides an objective, detailed, third-party view of a structure. Just because a house is "perfect for you," doesn't mean it is without "imperfections." We will look at over 400 items in the house, looking to differentiate wear and tear from minor deficiencies, major defects and potential near-future expenditures. We will look for any safety hazards or immediate replacement items so you and your realtor can make informed decisions. We will show you where systems are located, describe how old they are and show you how to operate them. We will provide a report, including a summary of all pressing items with photos within 48 hours (or less).
